Sabana Real Estate Investment Management Pte. Ltd., the managerial body overseeing Sabana Industrial Real Estate Investment Trust (Sabana Industrial REIT), and Keppel EaaS, a division of Keppel Corporation’s Infrastructure arm, have solidified agreements to implement rooftop Solar PV systems across five properties owned by the REIT in Singapore. The identified properties encompass 2 Toh Tuck Link, 8 Commonwealth Lane, 23 Serangoon North Avenue 5, 39 Ubi Road 1, and 51 Penjuru Road, with anticipated completion slated for the fourth quarter of 2024.

This collaborative effort represents the second phase of the Sustainability Partnership between Sabana Industrial REIT and Keppel EaaS, following the initial phase’s announcement in March 2023.

Earlier this year, both entities signed a Memorandum of Understanding (MoU), establishing the groundwork for Sabana Industrial REIT to leverage Keppel EaaS’s Energy-as-a-Service towards achieving its ambition of becoming one of Singapore’s first Carbon Neutral Industrial REITs by 2040.

Under the initial phase, Keppel EaaS was tasked with deploying and maintaining Solar PVs on four of the REIT’s properties. Presently, installations at three of these properties – 10 Changi South Street 2, 34 Penjuru Lane, and 3A Joo Koon Circle – have been completed, with solar generation expected to commence in December 2023, subject to regulatory approvals. The Solar PV setup at 1 Tuas Avenue 4 is scheduled post the receipt of its temporary occupation permit in the first half of 2024.

Expanding further on this partnership, the second phase aims to lower carbon emissions by installing Solar PVs across the identified five properties, with Keppel EaaS overseeing deployment and maintenance. The total anticipated installed solar generation capacity for this phase is 2.4 MWp, projected to generate over 2,700 MWh per year, sufficient to power more than 800 3-room HDB flats annually. This phase is expected to mitigate over 27,000 tonnes of carbon emissions over a project lifespan of approximately 25 years, equivalent to the carbon offset of planting more than 19,000 trees.

Upon completion of both phases, the REIT will possess an overall installed capacity of 7.1 MWp, potentially generating more than 8,400 MWh per year by 2024.

Donald Han, Chief Executive Officer of Sabana Industrial REIT’s managerial body, expressed commitment to reducing carbon dependency, positioning the REIT to support tenants by operating in an environmentally-sustainable manner. He affirmed the REIT’s trajectory toward becoming one of Singapore’s first carbon-neutral industrial REITs by 2040.
